Underpinning House Kilshane Court and Retaining Wall Stabilisation

The purpose of the works at Kilshane Court, Finglas was to stabilise the existing retaining wall and underpin the foundation of No. 18 Kilshane Court which is situated on the retained side of the wall, less than 2m back.
The retaining wall and houses were originally constructed in 2006. The effects of settlement was noted internally in No. 18 in early 2013 in the form of cracking and settlement in walls and floors. Gaps between existing footpaths, the house and the retaining wall also occurred. The wall was also noted to be tilting away from the house.
Dublin City Council undertook some preliminary site investigations which established a shallow foundation below No. 18, in contrast to the deep foundation which was shown on design stage drawings.

The purpose of the works at Kilshane Court, Finglas was to stabilise the existing retaining wall and underpin the foundation of No. 18 Kilshane Court.
Works included:
- Demolition of existing footpath and expose top of foundation at house
- Core through the foundation at the pile locations
- Install self-drilling mini-piles through the foundation to the requisite depth
- Backfill and compact above the foundation with suitable granular material
- Reinstate paving and footpath around the house to match original condition
- Break out footpath and remove paving adjacent to the wall
- Excavate carefully to expose below the toe of the retaining wall to the depth required.
- Install self-drilling mini-piles to the requisite depth
- Dowel into existing foundation
- Tie-reinforcement around dowels and pile hollow bar. Place head plate. Pour concrete.
- Backfill and compact above the foundation with suitable granular material
- Reinstate footpath along the wall to match the original condition
